Signs a house needs rewiring

Look for these when viewing or in the survey:

  • An old fuse box with rewireable fuses rather than modern circuit breakers.
  • Round pin sockets, black rubber or fabric-covered cabling.
  • No RCD protection on the consumer unit.
  • Frequent tripping, flickering lights or scorched sockets.
  • An installation over 25 to 30 years old with no record of updates.
  • A poor or unsatisfactory EICR (electrical condition report).

Get an EICR before assuming the worst

An Electrical Installation Condition Report (£150 to £400) tells you whether a full rewire is really needed or whether a partial upgrade will do. It is far cheaper than a rewire and a smart first step on any older property.
